Public transport connections are within easy reach. Take the shared bike to Amsterdam Sloterdijk railway station or Amsterdam Central, for example. You can then quickly get to Amsterdam Schiphol Airport and from there to anywhere in the world. If you'd rather stay closer to home and make a shorter trip, simply grab one of the electric shared cars from the garage. Yes there are a limited number of parking spaces available. If you are allocated a home, you can indicate that you want to rent a parking space. These will be assigned depending on availability.
Is there a bicycle shed?
There is a general bicycle shed.
Can I get a parking permit for parking on the street?
The municipality does not issue parking permits.
Registration
How does the registration work?
1 Registration† Search the plot map (home locator/home finder) for your favorite homes. When you have added the preferred homes to your favorites, you can click on ''Register'' at the top to continue with the registration.
2 Online file; When you have completed and sent the registration form, you will receive an e-mail with which you can create a password for your personal online file (IDD). Here you can view and adjust your personal data if necessary. Then you upload the proof of income in the card “documents”. This can be a UWV document or an annual statement or an employer's statement. No other documents are required at this stage of the registration.
3 Provisional allocation and rental reservation; We will assign homes based on your preferences and entered data. When we can assign you an apartment for the time being, you will always receive this by email. In the e-mail you will also receive instructions on how to accept the assigned home.
Based on your registration, available homes and the information you have entered will be checked. If your income matches your preferred housing and the property is available, the provisional allocation will follow. It is possible that several suitable candidates have selected the same home as their preferred home, in this case a lottery will be held. If you are not one of the lucky ones who is allocated a house in the first round, you will automatically be placed on the reserve list.
If you are one of the lucky ones who has been allocated a house and you choose to accept the provisional allocation, you will be asked to pay the rental reservation of € 75. With this rental reservation you confirm the acceptance of the assigned accommodation. The house is then only reserved for you!
You will receive the rental reservation back after signing the rental contract, at the latest one week before the delivery of your home.
4 Rent check; After acceptance of the allocated property, you will receive a confirmation by e-mail containing the link to the rental check environment of Domus Living. This is a secure environment via a link with your DigiD. In this, the data is shared that is necessary for the assessment for renting a home. It is possible that you will be asked for additional documents that are necessary for assessing the income situation. We check your details for authenticity and look at your income situation and payment history. The result of this assessment will follow after approximately 1 to 2 weeks, provided that you have made all the necessary data and documents available. However, if documents are missing, the assessment may take longer. If falsifications appear in this review, the rental reservation will not be returned.
After positive completion of the assessment and file checks, the lease is offered. If you decide not to accept the offered contract after positive completion of all checks, the rental reservation will lapse and it will not be returned.
5 Contract | Return rental reservation; After positive completion of the rental check, you will receive the rental contract. The rental reservation will be refunded after you have signed the contract in the week before the key transfer and delivery of your apartment.
6 Key transfer; After the contract has been signed, you will be informed about the exact date of key transfer and the further delivery procedure. It is possible that when the lease is signed it is not yet clear what the exact delivery date of your home will be. In this case, you will receive the final date for the key transfer, where possible, up to four weeks in advance.

The online registration of Domus Living is comparable to the paper registration that is often used. But because of the digital processing, we can respond faster and you can easily organize everything from home!

How can I change my preferences?
- Click here to go to the home finder
- Click on “Login” at the top left of the page and log in with your details.
- In the home finder, select your preferred homes (maximum 10) and add them to your preferences via the heart.
- Have you found your preferred homes and added them to your preferences? Then click on the heart, at the top left of the page.
- Check your preferences and click on the “finalize preferences” button at the bottom of the page.
- Fill in your details again and send your registration.
- Your new preferred homes will then be added to your previous registration.
Which documents do I need?
To make the registration process as smooth and safe as possible, we work with a rental check. This is a secure digital environment where you can share your data from the DigiD environment. If you do not have a personal DigiD, Huurcheck offers an alternative route with the traditional documents.
After acceptance of the property and payment of the rental reservation, you will receive an invitation for the secure rental check environment.
If you cannot use the DigiD environment, you will be asked for the documents below in the rental check environment.
NB. Only share these documents in the Huurcheck environment, do not email them to us. You will receive a separate invitation for the rent check after you accept a provisional allocation on a property.
Identity
Copy of passport or identity card. Please note, the driver's license is not sufficient
A statement from the current landlord/mortgage holder (not older than 3 months). This only applies to you if you are not a resident. Are you a resident? Then you do not need to submit this document.
Are you employed?
- Employer's declaration
- Certified copy of employment history and wage details from the UWV. Click here to see how you can request this document: Manual UWV form requesting DigiD. Please note that you can only request this document with your DigiD.
Are you retired/entitled to state pension?
- Annual statement of AOW and, if applicable, pension
- Income statement from the tax authorities
- Copy of bank statement showing the deposit of AOW and, if applicable, pension
In addition, for the self-employed, independent entrepreneurs, director/shareholders:
As an entrepreneur, you can prove your income with an income statement from the tax authorities for the two most recent years. You can request this form free of charge via the tax telephone number 0800 0543 or by logging in with your DigiD on Mijn Belastingdienst. Please note: you can only request this document with a DigiD.
Do you not have an income statement? Then an auditor's report with annual accounts is required.
You must submit the following documents to your own company in addition to the standard documents:
- Balance sheet, profit and loss account of the past 2 years prepared by accountant/administrative office.
- Accountant's statement (or income statement from the tax authorities).
- An estimate, prepared by an accountant, of the expected result for the coming financial year
- Recent Extract from the Chamber of Commerce register (not older than 3 months)
- Bank guarantee of at least 3 months

Do you have an owner-occupied home?
In that case, the income must be sufficient to bear the mortgage and rental costs.
The following situations are possible for an owner-occupied home and you must upload the following documents:
The house has been sold:
- Submit a (provisional) deed of sale
- Annual statements of mortgage lender OR a statement of settlement.
You hold the mortgage:
- Annual statements of mortgage lender
- Bank statements showing the monthly mortgage payments
You should also take into account that under the rental agreement you are obliged to register at the address of the rented property. Any mortgage interest deduction is hereby canceled.
Parting
In the event of a divorce, it is important that you can substantiate your financial position on the basis of the divorce agreement or mediator's statement, so that we can determine whether there are sufficient financial resources to bear the rent in relation to the income.
Equity
The freely available assets in a Dutch bank account by means of a copy of the statement.
How do I ensure that my documents comply with the AVG legislation?
To prevent identity fraud, it is important to provide documents that comply with the GDPR guidelines. This means, among other things, that your citizen service number and passport photo may not be visible. For this you can use the CopyID app of the central government. In addition, it is important to submit the documents via the secure online file and not by e-mail.

Assessment and income
What conditions do I have to meet to be eligible?
To be eligible for an apartment, it is important that you can meet the income guidelines and that you do not have a negative BKR registration.
What are the income guidelines for renting from Domus Living?
To rent an apartment, the following income requirements apply:
With a basic rent of, for example, €1.200, you must earn at least 36x the basic net rent on an annual basis.
Example net monthly rent: €1.200
€1.200 x 36 = €43.200 gross on an annual basis
Holiday pay, fixed bonus, fixed 13th month may be included in determining the gross annual income. Flexible bonuses, profit distribution and compensation for a lease car are not included in the income test.
A lower required income applies to retirees due to the lower tax burden. The taxable income of a pensioner can be increased by 30%.
Freely available assets in a Dutch bank account can be used for the income test. 10% of the assets can be included in the annual income.
Do I need a housing permit?
No, no Housing Permit is required
Can I rent a rental apartment as a temporary worker?
Because a rental contract is entered into for a minimum of 1 year, it is important that you can also pay the rent in the longer term. That is why we can only take into account income from permanent employment (minimum 12 months). It is therefore not possible to rent an apartment in one of our complexes with a flexible employment contract.
Can I get a rental property as a student?
No, it is only possible to rent with sufficient income according to the income guidelines, whereby a maximum of 2 incomes may be regarded as a common income. Also, no more than two tenants may be registered at an address.
A loan through DUO cannot be counted as income.
Unless these requirements are met, it is not possible for students to rent a house.
Is it possible to rent with a guarantee?
Under certain conditions it is possible to appoint a guarantor if you earn at least 70% of the income standard independently with a fixed income. Enter your guarantor as a co-tenant and explain your financial situation in the comments field.
Is a deposit/bank guarantee applicable?
Standard 1 month deposit is used. If you have your own company or if you are going to rent with a guarantor, the standard deposit is 3 months. The amount of the deposit will be stated to you before you receive the contract.
